“Most contracts forbid this practice without the written consent from the landlord and it should be understood that all sublessee’s are the sole responsibility of the sublessor and not the landlord. This means that if rent is not paid by the sublessee the landlord must still be paid by the original tenant, and if an eviction should have to take place it also must be conducted by the sublessor. For these reasons it is highly recommended that a thorough credit check be done on any potential sublessee’s to ensure that he or she is able to pay rent in a timely manner.”
